All Reservations must be confirmed with  a deposit equal to the first nights stay.

We accept a reservation when we have confirmed your booking in writing by letter, e mail or telephone and have received a deposit.

Payments can be made by Bank Transfer, card, cheque

• Parking is available for each room.
• We regret we cannot accept dogs (excepting assistance dogs) or any other pets.
• Please note that we insist that our guests do not smoke or consume take-away meals in our home.
• Any damage to our property by guests will be charged for.
• Check in time is after 4p.m.
• Check out time is 10.00 a.m.
• We regret we are unable to accept children under the age of 10 years

Cancellations when they occasionally occur are a serious matter for a small bed & breakfast and we appreciate that your circumstances may change and we strongly recommend guest to insure against cancellation.

In the event of cancellation we will use our best endeavours to re-let your room. Should we be unable to re-let the room for any part of your holiday then you will be liable for any portion of the booking we are unable to let in accordance with our cancellation charges.

If you cut short your booking or fail to arrive we will charge you for the full amount of your booking.

This becomes non-refundable 28 days before your arrival date.

Less than 28 days = 100% of the balance

We would only cancel your booking if your accommodation was unavailable due to unforeseen matters which are beyond our control. However we would attempt to offer you alternative accommodation and if this was not possible or unacceptable to you then we would refund all monies paid by you for the booking. Our liability would not extend beyond this request.
